Gross rental yield for every local authority in England and Wales with enough sold evidence to support one. Published rents come from the Office for National Statistics; sale prices from HM Land Registry. Every figure below carries its geography, its basis and its date.
Gross yield by local authority
Gross yield = average monthly rent × 12 ÷ median sale price
How this is calculated
Rent — ONS Price Index of Private Rents. This is an average monthly rent, specifically a weighted geometric average of modelled prices. It is not a median. Monthly series. ONS, source VOA.
Price — sale-weighted median of HM Land Registry sold prices over the trailing 24 months, for local authorities with at least 30 sales in that window.
Both sides are local-authority level — rents are not published at postcode or district grain, so prices are aggregated up to the authority rather than rents estimated down. Net yield is not published here: it depends on assumptions only you hold. Use the calculator below.
Confidence — rated only where both sides carry a real sample for the month shown. ONS publishes rent counts annually and the rent series is monthly, so most months carry no sample and no rating. Where a count exists it is in the row detail, with the month it belongs to.
